Property Manager MAD House
The MAD House, MSC, a member of The Caton Companies is seeking a Property Manager. The perfect candidate would be a team player, extremely outgoing, a self-starter, highly organized, and have a positive and optimistic attitude.
Overall management of multiple sites to ensure that income is maximized, expenses minimized and value preserved and increased. To achieve goals, objectives, mission statement and policies of the owner and company at a predetermined profit per annual budget. To provide professional, ethical management and service to residents.

Create and implement an asset plan and management plan for the properties.
Prepare an annual budget for each property.
Define financial objectives and monitor monthly.
Control properties’ expenses and maintain budget objectives.
Scrutinize and evaluate financial statements monthly, report financial progress to owners, and determine progress and status in obtaining objectives based on established budget.
Have or obtain a Virginia Real Estate Salesperson license.
Manage/oversee the processing of bills for payment weekly. Ensure they are processed and paid twice weekly during summer months.
Oversee and follow up on accounts receivables and delinquent rent collection, adhering to company bad debt and collections policies.
Respond when needed to emergency situations on properties, utilizing a rotating on-call schedule in cooperation with other staff Property Managers.
Review and analyze marketing reports weekly. Work with Marketing Department to establish rental rates and continuously review and adjust based on owner’s objectives and market trends.
Manage resident relations, meet with residents, correspond with residents both verbally and in writing to resolve complaints and address problems. All problems will be addressed according to lease requirements, Virginia Residential Landlord and Tenant Act, company policy and owners’ objectives.
Assist Regional Property Manager where needed in training new personnel and temporary summer personnel.
Perform physical inspections of the property on a continual basis, both interior and exterior.
Perform monthly site visits (and more often when necessary) to monitor curb appeal and assure that company standards are being met.
Manage/oversee property maintenance and capital improvement projects.
Establish specifications and procure contracts for capital improvement projects and maintenance needs of the properties, working with Facilities Management, Marketing, and Development Departments as needed to meet market needs and assure overall quality of any improvement project.
Survey and monitor quality of maintenance services to ensure resident satisfaction.
Seasonal turnover requires weekend work.
All Property Managers are required to report to work during snow to supervise snow removal efforts on properties.

Position Type and Expected Hours of Work
This is a full-time position; typical work hours and days are Monday through Friday, 8:00 a.m. to 5 p.m. Weekend and after hours work when necessary.
No travel is expected for this position. Occasional need to utilize personal transportation to inspect apartment property and surrounding neighborhood, make trips to bank and also visit corporate office.
Required Education and Experience
High School Diploma or equivalent
Knowledge of apartment property management normally acquired by two years of college or comparable work experience.
Preferred Education and Experience
Five years’ experience in property management
Additional Eligibility Qualifications
Obtain Real Estate license within the first year as Property Manager
